**Job Summary**

AECOM is seeking a **Director of Operations** in our Facilities Operations & Maintenance group. This is a senior level management position, and will be located contingent upon the needs of the business.

The Director of Operations will support our global organization of hourly employees, engineering support, and site management providing services to multiple clients with numerous manufacturing, research & development, and logistics facilities located nationwide, and will require up to 50% travel throughout continental United States.

This position is responsible for **facility management operational delivery** for a specific account within the Facilities Operations & Maintenance portfolio, and may have an opportunity to broaden into process/production management scopes. Reporting to the General Manager, this position oversees domestic operations nationwide.

Prior experience should include **demonstrated leadership ability** ; a **strong technical background** in and understanding of operations in an industrial / manufacturing / research facilities environment; exceptional communication skills; **financial and strategic planning** ; **employee supervision and mentoring** ; customer relations and client **partnering mentality.**

Essential Functions:

+ Specific Responsibilities:

+ Manages 24x7 operations and maintenance function to include such facilities as research campuses, office complexes, industrial plants, etc.

+ **Typically manages a group of 5 – 10 distinct facility locations**

+ Maintains staff supporting 24x7 operations of all critical building support systems (HVAC, Electrical, Lab support, etc)

+ Provides 24x7 up time to onsite computer server facility, UPS (Uninterruptable Power Supply) systems and emergency/critical generators

+ Manages multiple subcontractors supporting the operations and maintenance functions

+ Exercises direct P&L responsibility including budgets, contract negotiations, and operational oversight.

+ Manages all aspects of the contract with the client

+ Assumes additional duties as directed by the General Manager.

+ Shows strong technical background and understanding of:

+ Critical nature of the client’s work environment including the particulars of facilities such as research campuses, office complexes, industrial plants, etc.

+ Technical writing with an understanding of the value of procedures.

+ Technical knowledge of industrial electrical and mechanical systems with the ability to prioritize, assign, track and trend equipment history.

+ Manages contracts, contractors, suppliers and other service providers.

+ Manages workflow through the use of Computerized Maintenance Management Systems (CMMS)

+ Writes and modifies maintenance work orders to improve equipment performance

+ Provides maintenance planning and scheduling

+ Possesses knowledge of reliability maintenance

+ Good customer relations and a client partnering mentality:

+ Maintains daily communication with the client, ensuring “no surprises.” Relationship with client must be maintained at the highest level at all times.

+ Demonstrates a sense of urgency about customer response and addressing issues.

+ Experience with developing and presenting key performance indicators.

+ Team building skills.

+ Works with key senior client management in ensuring exemplary daily operations support.

+ Solid objective and logical thought process (problem solving skills).

+ Facilitates meetings with a variety of attendees.

+ Has solid background in human resource issues including hiring and counseling.

+ Ensures resolution with conflicts in the workplace.

+ Promotes continuous improvement, sets goals and objectives and meets the schedule.

+ Organizational skills to keep track of compliance issues.

+ Supports Business Development and Business Unit management in contract negotiations with customers

+ Safety Consciousness:

+ Provides leadership to the operation insuring an accident free workplace. Walks the talk.

+ Ensures the safety of all employees and tenants of the facility

+ Ensures establishment of comprehensive site ES&H and Crisis Management Plans.

+ Ensures that the Plans are aggressively monitored and requirements are enforced.

+ Actively participates in execution of the plans, including emphasizing the plan in new hire orientation.

+ Establishes and monitors comprehensive lock out /tag out procedures.

+ Maintains appropriate Job Hazard Analysis for all work and develops JHA’s as appropriate for new or altered work.

+ Hires, terminates, trains and ensures all work activities are completed in a manner that exceeds the client’s expectations.

+ Promotes employee development.

+ Uses technology tools to improve technician knowledge and certification.

+ Creates/maintains a succession plan.

+ Provides mentoring to team members as needed.

+ Develops and ensures current Individual Development Plans are in place for all employees.

+ Maintains a program of self-development.

+ Communication Skills:

+ Demonstrates consistent, effective, and efficient written and oral communication skills (client, employees, suppliers, subcontractors, management, etc.).

+ Ensures communications are frequent, complete, and frank. Addresses issues promptly and effectively.

+ Maintains consistent communication with management on key issues, potential client issues and approach to resolutions.

+ Effectively communicates the project’s vision.

+ Communicates with integrity and candor.

**Minimum Requirements**

**Minimum Requirements:**

1. Bachelor’s degree in Engineering, Facility Management, Maintenance Management or a related discipline.

2. Twelve years of management level experience.

3. Functional background related to production, process or facilities maintenance / management, such as contracts, procurement, facility / plant management, real estate management, operations management, or sales / marketing management.

4. Must be willing to relocate to serve the needs of the business, or be willing travel up to 50%.

**Physical Requirements:**

+ Requires ability to read and understand information contained in a variety of documents or displayed on a computer screen.

+ Requires ability to use a variety of office equipment and to operate a computer keyboard to access data bases, to send/receive messages and to prepare documents.

+ Requires ability to attend meetings throughout the site and potentially travel to other AECOM, customer and/or vendor locations in the area, as well as some air travel to more distant locations.

+ Requires the ability to communicate with others on the telephone and in one-on-one or group discussions, meetings and presentations.

+ Demonstrated fluency in computer use including the full Microsoft product line.

+ Requires the ability to walk extensively throughout diverse work environments as required by business demand.

+ Some tasks will require repetitive wrist movements.

+ Requires some moving of light to medium weight materials into desks, filing cabinets and other storage locations.

+ Requires the ability to interact with all clients in a professional and friendly manner despite periods of stress.

1. Staff management experience, including disciplinary action, hiring, terminating, and performance appraisals

2. Extensive experience with key performance metrics or performance programs with ability to manage toward targeted goals.

3. Financial management experience including Profit/Loss ownership and/or budget management.

4. Experience in contract or pricing negotiations.

5. Experience with Microsoft Office programs such as Power Point and Visio.

6. Certification or formal training from Facility Maintenance Organizations such as IFMA, AFE or BOMA.

7. Consistent demonstration of the ability to proactively identify potential problems or opportunities, analyze issues using all appropriate resources, develop alternatives, and drive process and procedure improvement to mitigate problems or leverage opportunities.

8. Exceptional communication skills, both verbal and written.

9. Experience with Microsoft Office programs such as Excel, Outlook, and Word.
